This episode is a recording of our August monthly roundup webinar. I might be biased, but it was a good one! I learned a lot from our guests. In the first half, we talked about a “what if” scenario of what it would have looked like if I had refinanced my flip and kept it as a rental, rather than selling it. In the second half, we started talking about investing strategies to kick off our new investing strategies series.

We discuss a lot of numbers from a spreadsheet (download below). If you’ve been with us for awhile, this is not the same spreadsheet that we always refer to. It’s actually one designed for buying properties, rehabbing and turning them into long term rentals. It’s one that even Charles Roberts hadn’t seen yet!

Denver Flip vs BRRRR Case Study

Analyze a “what if” scenario of using the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy rather than selling Chris’s flip. Here are some of the questions answered:

  • When and how does an investor start if he wants to refinance hard money into a long term loan?
  • Is there a seasoning period (an amount of time that a renter has to be in place)?
  • What are the underwriting guidelines?
  • Is there a difference in terms (rates, % down, etc) in refinancing into a long term loan?
  • Does a renter need to be placed first?
