Deal Analysis – Wheat Ridge 1031 Exchange Duplex

Our client was a buy/hold investor from the United Kingdom. He had three properties in the Denver area and sold one to trade up to a multi family property.

He came to us with only 3 weeks left on his 1031 exchange identification period and wasn’t able to visit Denver for the purchase. We found him a duplex on the Denver/Westminster border, and he closed with two tenants already in place.

This property closed Q3 – 2020.

Conclusion

Given our short timeline, we were pleased to find a deal that was a great fit. If we had not been able to deliver this for our client, there would have been a tax liability on the 1031 exchange.
