Competing Against Institutional Investors and Doubling the Size of Your Portfolio

My guest this week for our Drinks and Deep Dives is Chelsea Scott, our Chief Investment Officer.  She joined me to explain an interesting factoid about buyer trends and to go over a Portfolio Analysis she did for a client.  She’s helping us understand the market by looking at portfolios, collecting data, and running scenarios.

Factoid: Institutional Buyers and Single Family Homes

A trend we’re seeing in Colorado and nationwide is institutional investors buying up single family homes.  These types of buyers have traditionally stuck with large apartment buildings or multi family units, but now they’re buying single family homes in large quantities.  Although it can feel hopeless for our investors to compete against autogenerated cash offers, Chelsea explains to us that there’s an advantage to being a conscientious, smaller landlord.

Deep Dive: Portfolio Analysis

Our deep dive this week is a look at a Portfolio Analysis Chelsea recently did for a client.  He currently owns four doors and wants to scale up to eight properties.  Chelsea thinks it’s a great move to 2x your holdings and see how that feels before scaling up to even bigger amounts.  She showed us how he can buy and sell some properties to meet his goals.
