Colorado Springs Real Estate Trends – August 2021
The Colorado Springs MLS trends for August 2021 is now out. The data changed slightly this month as things are finally starting to stabilize and go back toward seasonality and normal market trends. While some people might see these numbers and feel concerned, this is to be expected because the rising prices were unsustainable in the long run. Colorado Springs Real Estate MLS Market Stats – July 2021
The Colorado Springs MLS trends data for July 2021 is out. Comparing year over year (July 2020 to July 2021) is better than comparing the previous month, because we have defined seasonality trends.
While July continued the trend of few listings and rising price points, the median price increased only slightly and we saw showings per listing decrease to the same level it was for July 2020 (11) which is an encouraging sign. However, the days on market (DOM) is still continuing to increase. Average DOM for July 2021 was 7 compared to 20 for July 2020 and 9 for June 2021.

The Colorado Springs MLS trends data for May 2021 is out. Comparing year over year (May 2020 to May 2021) is better than comparing the previous month, because we have defined seasonality trends. While May was the same old story of few listings and rising price points, we are starting to feel a sense of relief. Year to date sales prices are up 23%. Colorado Springs Real Estate Trends – April 2021
We are seeing some historic stats in the Colorado Springs market. Currently, the average time on the market for a home is 9 days, down from 20 days at this time last year. Inventory is up about 100 units from March, to around 450 active listings. While this is good news, there were 1275 active listings in April of 2020. The market is tight right now, but we’re still making deals and getting our clients under contract.

The showing traffic in November was excellent compared to prior years, so we can reasonably assume the party will extend into December and probably January, too. The Colorado Springs MLS trends data for October 2020 is out. Comparing year over year (October 2019 to October 2020) is better than comparing the previous month, because we have defined seasonality trends. This market is being stimulated by the low rates. The mortgage rates are likely to drift up next year, perhaps as much as 0.5 to 1.0%. We’ll see the market slow down a lot when this occurs.
